House extensions in Barbados
An extension is the cheapest square footage you will ever own — and the easiest job on the island to get badly wrong. Almost every extension failure we are called to look at comes down to the same three things: the junction with the old house, the roof, and the fact that nobody applied for permission.

What we build
- Ground floor extensions — kitchen and living space, bedroom and en-suite additions, utility and laundry rooms.
- Upper floor additions — building up over an existing single storey, where the existing structure and foundations can be shown to take it.
- Verandahs, porches and covered outdoor rooms — the most-used space in most Barbadian houses.

- Granny flats and rental units where the zoning and the plot allow it.
The three details we get right
1. Tying into the existing house
An extension is two buildings that have to behave as one. So we look at the existing foundation before we price, match the new foundations to it, tie the new blockwork in properly, and detail the junction of the two roofs so water always has somewhere to go. Done at the start, the two halves move together and the joint stays closed.
2. Where the new roof meets the old wall
The abutment — where a new roof runs into an existing wall — is the detail our rainfall tests hardest, several times a year. We build it once, in the right materials, with a proper upstand and a flashing that is dressed in rather than stuck on.
3. The approvals, in order
Building work needs permission to develop land from the Town and Country Development Planning Office, and some smaller work falls within permitted development. We establish which applies to your job at the start and work with your architect or planning professional so the paperwork is in place before anyone breaks ground. It is the cheapest part of the job to get right.

We look at the existing structure, the ground, the drainage and the access, and talk through what you actually want the space to do.
Drawings
Architect or draughtsman, plus a structural engineer if you are building up or removing structure.
Application
Lodged, tracked and answered. We handle the queries.
Build
Sequenced to keep you living in the house where possible. Dust protection, a defined site area, and the existing house left watertight.
Finish and snag
Walked with you, written down, closed out.
Can I stay in the house?
Usually yes. Most extensions are built alongside the house and only break through at the end. We tell you at quote stage which weeks will be disruptive and which will not, so you can plan around them rather than discover them.
What we check before we price
- Existing foundation type and depth
- Whether the existing walls can carry another floor
- Boundary setbacks and how much of the plot is already covered
- Where the water tank, the waste and the incoming services run
- Access for materials and for concrete
Extending or moving?
Compare honestly. Add up the professional fees, the transfer costs and what you would have to spend on the next house to get what you actually want. Extending often wins. Sometimes it does not, and we will say so.
Common questions
Do I need planning permission for an extension in Barbados?
In practice, yes. Building operations require permission to develop land from the Town and Country Development Planning Office, and coverage, height and setback rules all apply to extensions. We prepare and lodge the application for you.
How long does an extension take?
The build on a straightforward single-storey extension is usually a few months. The approval in front of it can be longer than the build, which is why we start it first.
Can you match the existing house?
Blockwork, render and paint match well. Older roof tiles, terrazzo and some period joinery can be difficult or impossible to source. We tell you at quote stage where a perfect match is not realistic, and what the honest alternatives look like.
Will an extension add value?
Usually, if it adds usable space that the house was short of — a proper kitchen, a second bathroom, a bedroom. An unapproved extension can do the opposite, because it complicates the sale.
