Construction project management in Barbados
Some clients have the drawings, the plot and the money, and no wish whatsoever to spend their year chasing eleven trades and an approval. This is the service for them: we run the whole job and you have one person to ring.
What running the job means
- Scope and budget. Turning what you want into a written scope with a realistic cost plan, before anything is committed.
- Consultants. Appointing or coordinating the architect, the structural engineer, the quantity surveyor and any specialists.
- Approvals. Town Planning, and the utility and service applications, tracked and chased.
- Procurement. Getting comparable prices from trades and suppliers on a like-for-like basis, so you are comparing the same job rather than three different ones.
- Programme. A dated programme with the critical path visible, updated as it changes.
- Site management. Sequence, supervision, quality, safety and access.
- Cost control. Valuations against work done, variations priced before they are built, and a running position you can actually read.
- Handover. Snagging, certificates, guarantees and the document file.
Why this exists
Most bad building experiences are not bad building. They are gaps — between trades, between drawings and site, between what was assumed and what was priced. Nobody owns the gaps, so they become the client's problem, usually expressed as delay and extra cost.
Project management is somebody being paid to own the gaps.
Reporting, including from a distance
If you are not on the island every week, you get a written report on a fixed cycle: what was done, what is next, what the programme looks like, photographs, and any decision we need from you with a date on it. No news is not good news, and we do not work that way.
How it is charged
Either a percentage of the construction value or a fixed fee against a defined scope. Both are written down before we start, and we will tell you which suits your job.
Common questions
Can you manage a project if I am overseas?
Yes, with fixed-cycle written reports and photographs, and a clear list of the decisions we need from you and by when.
Do you take on jobs where the drawings already exist?
Yes. We will review them first and tell you where we think they will cause difficulty or cost on site.
What size of project is this for?
Anything from a large renovation upwards. Below that, our standard contracting service already includes the coordination and it is cheaper for you.
